Inventory is at an all time high and with a slower market, it is important for Sellers to stay competitive and updated on what is happening in the market.

When determine the price, compare what has sold both on MLS and tax records. 
Just because you heard what your neighbor sold his house for six months ago does not mean that it what your house is valued at today.

Tour other similar properties available in your area.
Ask me to show you some of the other homes that are for sale, it is a great way to see what our clients will be comparing your house to.

Repair any items that need fixing.
Don’t wait to fix items; there are too many other homes for sale that don’t need immediate repairs at the same price. 

You only have one chance to make a first impression.
Having your house on the market can be a bit inconvenient, often times I won’t hear from a Buyer’s Realtor that they want to see your house until they are standing at your door step. If you don’t think your home is presentable at a moments notice, let me know ahead of time that you would like agents to make appointments a couple hours in advance. 

It is my job to represent you as your Listing Agent, please ask me about my duties as a Buyer’s agent.
It is my job as your listing agent to market and advertise your property, and more than likely I will not be the one to sell it. However, if I do, it is good to know how our representation works with both parties.
